The Simcoe Residence is a ground-up residential new build where architectural openness is shaped through structural clarity and disciplined construction. Designed as a contemporary custom home, the project emphasizes vertical volume, natural light, and a flexible interior framework—executed through a builder-led approach that prioritizes precision, coordination, and long-term performance.

Structural System & Spatial Volume

At the heart of the Simcoe Residence is a steel-based structural system integrated within a residential framework to achieve larger spans and open-plan living areas. This approach allows for double-height spaces, expansive glazing, and a clear visual connection between levels—elements that define the home’s modern architectural character.

A mezzanine level is introduced as a transitional layer between floors, providing functional space while preserving openness below. From a construction standpoint, this required precise coordination of steel beams, joists, and connections to ensure structural integrity without visually overloading the space.


Interior Framing & Build Precision

Interior framing is organized around a clear structural grid that defines future living zones, circulation paths, and service areas. Light-gauge steel and wood framing are used strategically to maintain dimensional accuracy and flexibility for custom detailing later in the build.

This phase demanded close coordination between framing, mechanical, electrical, and HVAC systems. Services were carefully routed through ceiling and wall cavities to maintain clean ceiling planes and support future architectural finishes such as recessed lighting, millwork integration, and custom wall treatments.


Envelope & Glazing Integration
