Site Preparation & Civil Works

Construction began with extensive site servicing and civil coordination, including road access, underground utilities, stormwater management, and site grading. Given the medical nature of the facility, infrastructure planning was critical to ensure reliable service access, emergency routes, and long-term operational resilience.

Excavation and shoring were executed with precision to accommodate underground services and structural foundations, followed by carefully sequenced backfilling and compaction to meet load-bearing requirements for the superstructure.


Foundations & Structural System

The building utilizes a robust foundation system engineered for both structural stability and environmental performance. Insulated concrete forms (ICF) were employed in key areas to enhance thermal efficiency, acoustic separation, and moisture control—an essential consideration for healthcare facilities where indoor environmental quality is critical.

Concrete slab-on-grade construction was reinforced and poured with strict tolerance controls, supporting medical equipment loads and future flexibility in interior planning. Embedded services and sleeves were coordinated early to reduce conflicts during later construction phases.

The primary structural frame consists of a steel system designed to create large, open interior spans. This approach allows for adaptable clinical layouts, clear circulation paths, and efficient mechanical distribution without compromising structural integrity.

 


Building Envelope & Exterior Construction

The architectural expression of the Barrie Ocular Surgery Centre is defined by a modern, restrained exterior composed of clean lines, contrasting materials, and large glazed openings. From a construction standpoint, envelope detailing focused on performance as much as appearance.

High-performance wall assemblies, air and vapor barriers, and continuous insulation systems were installed to meet medical building standards for energy efficiency and durability. Careful detailing at transitions—between glazing, cladding, and structural elements—ensured both aesthetic clarity and long-term weather resistance.

Exterior glazing systems were installed with attention to daylight optimization while controlling heat gain and glare, supporting patient comfort and staff working conditions.

 


Interior Construction & Coordination

Interior construction was driven by the technical requirements of a surgical environment. Steel framing and structural coordination were planned to accommodate mechanical ductwork, medical gas lines, electrical systems, and future equipment installation.

Concrete floor pours were reinforced and finished to achieve flatness and strength suitable for medical flooring systems. Mechanical and electrical rough-ins were carefully sequenced within the structural grid to minimize penetrations and preserve system integrity.

Given the complexity of healthcare construction, coordination between trades was a defining aspect of the build. Clear tolerances, early clash detection, and ongoing site supervision ensured that architectural intent aligned seamlessly with construction realities.
